$17.9 Million Quay Tower Penthouse Is Brooklyn’s Second Priciest Listing

A sweeping 6,100-square-foot penthouse at the ODA-designed Quay Tower in Brooklyn Heights hit the market for $17.9 million, making it the borough’s second most expensive home for sale right now. (A $19.5 million penthouse at 30 Front Street is the first.)

Penthouse 2AC is a combination of two residences on the building’s 28th floor and offers five bedrooms, more than five bathrooms, an impressive 50 feet of panoramic East River views, and 360-degree exposures. Complete with a private elevator entrance, dramatic floor-to-ceiling windows and custom finishes, the highlights here are the crisp views of Lower Manhattan, Brooklyn Bridge Park, and Brooklyn Heights. Residents of Penthouse 2AC can enjoy the tower’s 2,500-square-foot fitness center, the music room with a baby grand piano, the rooftop’s north-facing Sunset Lounge or south-facing Sky Cabana, and more. 

Waldorf Astoria Residences Makes Its Debut in Costa Rica

The esteemed Waldorf Astoria brand is headed to Costa Rica. Developers Revolution Places and IMI Worldwide Properties have announced plans for the Waldorf Astoria Residences Guanacaste, a luxury oceanfront community that will offer 19 condominiums and 22 estate homes, marking the brand’s first residential venture in the country.

The condominiums will range from two to three bedrooms across 1,509 to 2,209 square feet, with two-bedroom residences starting at $1.62 million and three-bedroom residences at $2.72 million. Residences will focus on sustainability, connection to nature, and premium luxury amenities and experiences, with interiors highlighting the use of organic materials, clean lines, and local architectural influences. 

Pricing on the estates starts at $5.31 million for four-bedroom floor plans and $6.37 million for five-bedroom floor plans. All residences and estates will come fully furnished, and owners have the option to include their homes in a vacation rental program.

The residential component will also be accompanied by the 190-key Waldorf Astoria Guanacaste, which is the brand’s debut in Costa Rica. Residents will enjoy access to the hotel’s amenities, including a beach club, cenote-inspired spa with treehouse-style treatment rooms, several restaurants, event facilities and meeting rooms, and a holistic wellness center with fitness spaces and lap and thermal pools.

Waldorf Astoria Residences Guanacaste will break ground in the second quarter of 2023 and is set to deliver in late 2024.

Robert A.M. Stern Launches Nautical-Inspired Oceanfront Tower on Miami Beach

Miami Beach’s iconic Shore Club hotel will gain a new life as the Shoreclub Private Collection, where a new 200-foot-tall tower will house 49 residences designed by Robert A.M. Stern. The three-acre Shore Club site will also welcome a five-star boutique resort by Auberge Resorts Collection and designed by Bryan O’Sullivan Studio, consisting of 75 suites.

Rising 18 stories, the Shoreclub Private Collection’s curvy facade is inspired by the ocean’s waves and will ensure that no two floor plans are exactly alike. Interiors reference classic yachts via rich woods like mahogany and oak, nickel and brass accents, and arched windows. Large glass walls will frame the ocean views, and living rooms will open up to oversized terraces for seamless indoor and outdoor living.

Amenities at Shoreclub Private Collection are set to include a discreet porte-cochere entrance, a fitness center, a pool, a library, a lounge, and access to all services and amenities at Auberge Resorts Collection. Prices will start at $6 million.

In California, Limelight Residences Mammoth Unveils Collection of 15 Mountain Homes from $2 Million

A collection of 15 private residences is headed to ski town Mammoth, California, where the anticipated Limelight Hotel Mammoth is taking shape, spearheaded by Aspen Hospitality. The Limelight Residences Mammoth will feature two- to five-bedroom condominiums ranging from 1,336 to 3,400 square feet, with prices starting around $2 million. Each home will include oversized windows, spacious great rooms, and open kitchens with integrated appliances. 

Owners will enjoy access to all the hotel services and amenities of the 149-room Limelight Hotel Mammoth, which encompasses an outdoor pool and hot tubs with cabana seating, a fitness center, on-site ski/bike rentals, a kids lounge, and meeting and event facilities. The residences collection is the first new whole ownership offering in the Village at Mammoth in 15 years and is expected to debut with the forthcoming hotel in the winter of 2024. 

Pendry Residences Tampa Breaks Ground

Two Roads Development has broken ground on Pendry Residences Tampa, a 38-story, Arquitectonica-designed condominium project being built atop a hotel, reports Multi-Housing News. The building will offer 207 fully serviced one- through three-bedroom residences, ranging from 1,621 to 4,208 square feet, each outfitted with floor-to-ceiling windows, marble kitchen islands, and private terraces. Amenities will include a rooftop pool, wellness facilities, a residents lounge, and dedicated personalized and hotel services. Two Roads is also developing the Pendry Hotels & Resorts, a 220-key hotel that’s expected to be complete in 2024. Prices are slated to start from $1 million, with penthouses in the $3 million to $4 million range.
