Greenpoint’s Newest Boutique Condominium Launches Sales on Its Full-Floor Residences 

Sales have officially commenced at 61 North Henry Street, one of Brooklyn’s newest boutique condominium buildings, with just six full-floor and duplex condominium residences ranging in size from 1,107 to 1,865 square feet. The high-end homes are each accessed through private keyed elevators and offer eight-inch-wide white oak plank flooring, floor-to-ceiling windows, built-in closet systems, and large outdoor spaces with views of the Manhattan skyline. 

The building’s 1,865-square-foot garden duplex home features an expansive 500-square-foot private yard and a large multiroom recreation level, while the 1,392-square-foot penthouse offers double-height ceilings and multiple outdoor spaces, including a 1,146-square-foot private roof deck. Prices for the luxury homes start at $1.8 million.

The crowning triplex penthouse at the DDG-designed and -developed 180 East 88th Street on Manhattan’s Upper East Side is seeking a buyer ready to spend $33 million on its 5,508-square-foot spread. The breathtaking home features five bedrooms plus a den, four full bathrooms, two powder rooms, and two living rooms—one with a gas fireplace and wet bar. A stunning sculptural staircase connects the two floors and also leads to a private roof terrace that spans more than 2,100 square feet, with pristine views of the Manhattan skyline and a gas fireplace. Lower East Side’s 222 E. Broadway Development Launches Sales from $975,000 

New York-based architectural firm SLCE Architects and design studio S4 Architecture have teamed up to create 222 E. Broadway, a new ground-up, 28-story luxury tower and renovated 11-story landmarked loft building that together will bring 70 unique residences to Manhattan’s Lower East Side.

Located on the corner of East Broadway and Clinton Street, 222 E. Broadway features a mix of studio to four-bedroom residences with open layouts, white oak flooring, floor-to-ceiling windows that welcome natural light, chic kitchens with Italian marble countertops and Miele appliances, and, in select homes, private terraces with views of the East River and the Lower Manhattan skyline.

222 E. Broadway will offer residents 14,000 square feet of indoor and outdoor amenities that include an indoor swimming pool with cabanas and a 6,700-square-foot private landscaped park with a children’s playground, barbecue areas, and a meditation garden. Additionally, the development will offer a fitness center with a yoga studio, a screening room with a lounge, an indoor children’s playroom, bicycle storage, cold storage, and private storage available for purchase. 

Prices at 222 E. Broadway start at $975,000, with sales and marketing being handled exclusively by Cantor Pecorella. Construction is nearing completion, and the first closings are slated for early 2023.

Steven Harris Architects’ 109 East 79 Welcomes Residents

A year after launching sales, this Upper East Side building designed by Steven Harris Architects and developed by Legion Investment Group, has nearly sold out its 31 condominiums and is now welcoming residences. 109 East 79 has just two residences remaining, with a price of $5.35 million for a two-bedroom home spanning 1,647 square feet and a larger two-bedroom residence seeking $6.335 million. Each apartment has double-height ceilings, American white oak flooring set in a chevron pattern, and dramatic oversized casement windows that fill the homes with natural light. Building amenities include a 15-seat screening room, a spa with sauna rooms, a double-height fitness center, and a landscaped garden with a sculptural wall.

“109 East 79 unarguably offers the best of the Upper East Side, providing residents unprecedented levels of finish and a design language unlike any other,” said Cathy Franklin of the Corcoran Group, which has exclusively handled sales. “With closings commencing and a limited selection of residences remaining, this is the last chance for buyers to live in this highly sought-after boutique building located right at the heart of the prime Upper East Side.”

Fairmont Residences Mayakoba Launches Final Collection of Residences 

Fairmont Residences Mayakoba, the esteemed Mayakoba development in Mexico’s scenic Riviera Maya, has launched sales on the resort’s final phase of residential development. The collection comprises six fully furnished private homes that offer full ownership, with interiors designed by Room 1804 and prices starting at $1.67 million. Residents will enjoy bright open-concept main living areas with floor-to-ceiling glass walls that fully retract, double-height ceilings, natural color palettes, and spacious terraces that give new meaning to the outdoor living room concept. The outdoor spaces also feature private plunge or swimming pools, as well as scenic views of the jungle and golf course.

The sales launch coincides with the sellout of all previous phases of full-ownership offerings at Fairmont Residences Mayakoba, which included 34 residences across seven buildings. Three buildings from previous phases, offering co-ownership, are also nearing sellout. Amenities include two private pools, an exclusive kids’ club, and access to all amenities at the adjacent Fairmont Hotel, which offers a rooftop bar, a spa and fitness center, a beach club, and several high-end restaurants. Completion is anticipated in winter 2023.
